If you like action, the new Shock Hill town home development is planned smack in the middle of ski real estate in Breckenridge for you. Designed as part of a master plan on nine and a half acres near the gondola turn station, the Breckenridge real estate is so convenient that you can drop home for lunch during a busy day on the slopes and conveniently host your friends and family at the adjoining hotel.
Long anticipated, the project has gone through and will be going through lots more hoops—approvals, impact assessments, and a public process. These are necessary hoops in today’s conscientious era of preservation. One hoop is that available property in and around Breckenridge is almost impossible to find. A second consideration is that the Town of Breckenridge must move large amounts of people around without intruding upon the pristine features that people love about the area. Another is that the Town must recreate itself to condense the impact of housing more people.

With a split four-to-three vote from the Town Council, the way is now cleared for a formal planning review of one of Breckenridge’s choicest properties. Understandably this highly visible land and its future development are both being watched by thousands of eyes. Even with an extensive list of restrictions, everyone including the developer is looking for a win/win plan for the Town.
The developer donated a welcomed 2.5 acres to the Town to serve as a buffer between the Shock Hill developments and Cucumber Gulch open spaces. The buffer makes the extra 39 units that the developer added to the project in order to obtain financing more palatable.
As smart development is the need of the hour, residents, developers, businesses, planners, realtors and many others are surrendering to the increased time it takes to move forward in this popular area of the Rocky Mountain west.
