Buying a Vacation Home in Breckenridge

When visitors to Breckenridge notice the fantastic Breckenridge mountain chalets, ski condos, and Breckenridge homes near the golfing Mecca, some decide on the spot to buy a vacation home and Breckenridge real estate at this world-class resort.  As “outsiders”, these buyers are fortunate to engage the expertise of a Breckenridge realtor who really knows Summit County real estate as well as Park County real estate

If you are one of the visitors fortunate to create a more permanent home in Breckenridge real estate’s winter and summer resort, get clear on what you want and discuss with your agent the available options.  Here are some things to consider:

  1. How often will you use your vacation home?
  2. During which seasons?
  3. Do you want to rent out the home when you are not there?
  4. What price range is comfortable for your budget?
  5. Do you need to be near any specific area such as the Blue River, the ski slopes, or downtown?
  6. Would you prefer a retreat atmosphere or do you like to be in the middle of things?
  7. Will children be vacationing at your home?
  8. Do you want a yard or a maintenance-free property?
  9. What type of property will work best for you? 

Some of these questions may be easier to answer than others.  Below is additional information for your edification.

Most single-family homes, duplexes, and townhomes are owner-maintained.  That means that the owner is responsible to fix up the inside, groom the yard, and clear snow from the driveway—or to hire experts to do so.  It means paying for electricity, gas, water, and sewer.  In a nutshell, these options offer the owner more freedom and more responsibility.

A condominium is different.  The owner buys the “inside” of a unit (inside walls, floors and ceilings), but the homeowners’ association owns the land and buildings in the complex.  The owner still pays electricity and gas.  Actually, the owner pays for the common utilities and maintenance, too, through association dues.  Some condo associations provide certain common areas like hallways, exercise rooms, parking lots, laundry rooms, picnic areas, and maybe a clubhouse.  More amenities usually mean higher HOA fees.

Not all condominium complexes are equal in management.  It is important to find one with fair management.  Legal documents set forth the sponsor's intention and cover such things as voting rights, owner's responsibilities, restrictions on pets, and property usage, and who pays for what.  It is important to look at the association carefully for budget, rules, and regulations such as first option to buy another unit in the complex.  The budget may cover management services, building maintenance, hazard insurance, common utilities, water sewer, trash, snow removal, TV cable, gas and electricity and more.  Be prepared for the occasional “Special Assessment” approved by HOA vote that may raise funds for new siding or sidewalks.
