Wintertime Selling of Breckenridge Real Estate

Life happens!  When circumstances call you to sell your Breckenridge CO home, just remember how fortunate you are to own property in popular Summit County, Colorado.  In some locales, selling a home during the wintertime brings many challenges.  One of them is that people do not always like forging the cold weather to even look at homes.  Breckenridge home buyers, however, do love that cold. 

To move your Breckenridge real estate investment quickly, take some steps to spruce up your marketing approach as well as to further enhance the curb appeal.   This is especially important now if the home in Breckenridge, Keystone or Frisco has been on the market for several months. 

Start by meeting with your real estate agent to review the sales approach.  Ask for the sales price to be reassessed to be sure your asking price is acceptable in today’s market.  A comparative marketing analysis will compare homes sold during the same time of the year as you are selling.  Do not inflate your price based on peak market sales data if you are selling during a slow season.

Then ask for an updated marketing plan showing details of each activity.  Discuss the ads, the MLS listing, the current market activities, the showings, the feedback, and other advertising.  Be sure that your agent knows exactly what you expect from them.

Dress your home for success.  Open the curtains to add light and color.  Place good-size pictures of the home as seen during warmer months out on tables in clear view.  Include pictures of your flowering garden and trees in full bloom.  These will stimulate the imagination and warm the hearts of the buyers and, many times, become pictures worth a thousand words that will sell your home.  How about a bouquet of fresh flowers on the dining room table?

When buyers come in out of the cold, a crackling fire in the fireplace can be impressive.  In lieu of a real fire, be sure that the temperature is comfortable and that the basement is sealed from drafts.  And while you are in the basement, be aware that clutter and personal items can be a turn-off for potential buyers.  Each piece of clutter or broken item is a distraction and becomes part of the portfolio of your home.  Clean up and get rid of things that are not absolutely necessary.

Another must is shoveling the walkways and clearing the driveway of snow, adding a first impression that speaks, “well maintained.”
