Breckenridge Real Estate Stats May 2008

Investing in Breckenridge real estate, satisfied clients can look back over the last ten years can breathe easy.  Our Breckenridge resort real estate niche in Summit County, as a sealed kayak or canoe, has served us well over the rocks and whitewater, continuing to appreciate in value.

Looking at the figures that compare our year-to-date Breckenridge real-estate stats with the same time period last year, we see some remarkable trends.

Vacant land sales.  We’ve sold 32 plots this year compared to 72 last year—but the average sales price increased 57.8%.

Single-family homes.  In 2008, we’ve sold 55 Breckenridge CO homes compared to 74 last year—but the average sales price has increased 4.9%.

Duplexes and townhomes.  This year we’ve sold 23 compared to 53 last year and the average sales price has increased 47.8%.

Condominiums and multi-family units.  In 2008, we have see 69 sales compared to 82 last year and the average sales price has increased 29.1%.

Looking at the overall economy and market and knowing that we face an impending build-out (within five years) in our resort, this is a great time to diversify your portfolio by adding a second home in the area.  If you study similar resorts who have already reached build-out, you see that waiting only driving prices up further.  Construction prices are going up, land prices are leaping like flames, and interest rates are comfortable.

Our resort market offers buyers a haven a bit removed from the ups and downs of the overall economy.  We’ve steadily rowed through the events of the past decade, gaining muscle and an edge.  We are building up our services and are becoming quite self-sufficient in our own way.  Our location 90 miles from a major metropolitan transportation, communication, and business hub and an international airport are inviting to our residents and guests.
