<p class="MsoNormal" style="margin: 0in 0in 10pt">Leading the nation in number of skier visits, Breckenridge Ski Resort has been juggling weekend crowds too long and wants to extend the ski services and terrain onto Peak 6. The Peak 6 development plan proposes to open about 450 acres of terrain north of the ski area&#8217;s existing trails, with 285 acres above and 67 acres below the timberline served by a single new lift. At the base of the lift, the resort would build a restaurant and at the top would be a ski patrol and warming hut.</p>
<p class="MsoNormal" style="margin: 0in 0in 10pt">Discussions and impact studies have been ongoing. As people bring up various issues, the Resort, Forest Service, and Town are weighing the considerations. Some say Vail is twice the size, why can&#8217;t we too grow? Others say that they like living in a smaller community. Some don&#8217;t want more new development; others make a living by building mountain luxury properties. Some want to keep the backcountry on Peak 6 more secluded, and others want to be able to access it more easily. Some are concerned about elk habitat in the Ten Mile Range as herd populations in the state reach record levels. But is limiting development the solution? Most of the ski resort utilizes Forest Service lands and is surrounded by national forest.</p>
<p class="MsoNormal" style="margin: 0in 0in 10pt">With Colorado&#8217;s population continuing to grow at a healthy rate, Vail Resorts anticipates weekends will just get more crowded if the plan gets delayed. The goal of the expansion plan is to spread out the skiers, especially on peak days, by providing more intermediate terrain. Peak 6 is easily accessible from Main Street and is relatively safe from avalanches two important reasons for a thumbs up on the plan.</p>

Upper Blueâ€™s 80,400 acres extend from Lake <a title="Beautiful Real Estate in Dillon Colorado" href="http://www.realestatecolorado.com/artman/publish/Dillon_Colorado_Properties_for_Sale.html">Dillon CO real estate</a> to the Hoosier Passâ€”a region known for tremendous natural assets and recreational opportunities. Within the Upper Blue Basin, the primary areas of real estate development are in the towns of Breckenridge and Blue River.</p>
<p>However, within the vast expanses of the Upper Blue Basin with its White River National Forest, there are about 500 private, patented mining claims. If these claims were to be developed, the natural ecosystem and the aesthetics of the region would be affected. That could in turn affect the recreational tourism. In an effort to find a win/win solution for the owners and concerned citizens alike, during the 1990s a Transferable Development Rights (TDR) project began.</p>
<p>In a nutshell, there are TDR Sending Areas and TDR Receiving Areas. Sending areas are located in the backcountry. Receiving areas are located in the valley floor, primarily in Breckenridge since Blue River is all residential. A series of joint master plans and intergovernmental agreements between the Town of Breckenridge, the Town of Blue River, and Summit County, through the Upper blue Basin TDR Committee has made it possible for any of the owners of the 500 mining claims to go to the â€œTDR Bankâ€ and trade for developmental rights in a receiving area. Developers are other key players in helping to keep the back full of developmental rights ($30,000 per right).</p>
<p>Maybe the cooperative spirit of a long list of agencies and individuals is the real gold mine in Summit County. The model being implemented was so carefully and organically designed that it is working. With the goal of preserving the rural backcountry areas of the Upper Blue Basin, the TDR project in the Upper Blue Basin to this date has saved approximately 1,000 acres from development. Though our four TDR areasâ€”Upper Blue, Lower Blue, Ten Mile and Snake Riverâ€”are continually looking at ways to fairly preserve the backcountry, the Upper Blue Basin TDR program is cited in the Smart Growth Hall of Fame as an example for good planning decisions in Colorado.</p>
<p>As time goes on, the TDR project has been evolving. With Summit County as the common denominator, the four basins may be able to trade amongst each other if they can find greater consistency between one another. The new countywide Comprehensive Plan also supports a countywide TDR program.</p>
<p>Apparently, not all TDR programs have reached the levels of cooperation between so many individuals and agencies as the Upper Blue Basin. Our hats go off to all who are bending their branches to ensure the protection of our backcountry areas through equitable and creative solutions for all parties.</p>

<p>Since building a new home is an experience of a lifetime, it is important to be prepared and map out the journey. Knowing how to select a builder, you will have confidence and be able to make sure that the project turns out like the dream home in your mind.<br />
Before selecting a builder, educate yourself in all areas of the construction industry. Learn about cost analysis and compare products. Internalize the lingo so that when you interview potential builders, you will be able to convey information and understand their responses. If you provide accurate information about the design and features that you want in your new mountain home, the builders will be able to provide you with more accurate estimates.<br />
While you are absorbing information, keep yourself in a fluid state of mind. A home that you see in a magazine may be on a flat building site and you chose one on the side of a hill. Comparing projects is like looking at different kinds of fruit: they are similarly sweet and delicious but quite different in taste and texture. Experienced architects and contractors do not use cost per square foot analysis as much as they try to work within your budget and add as many features as you request according to priority. Prices can vary widely depending on finishes, hardware, fixtures, material selections, and unique site conditions.</p>
<p>Start asking around about builders. Look for a builder with a trustworthy reputation, one with happy clients, and a company with longevity and stability that reflects good management and delivery. Although some good builders choose not to affiliate with industry associations, ask prospective builders if they belong to the National Association of Home Builders (HAHB).</p>
<p>Ask for a few references for each builder and arrange to visit the homes that they have built. During your tour, you can ask the owners how the construction of the home went. Was it completed on time and within budget? Did the builder take a personal interest in the home and suggest helpful ways to overcome any unforeseen obstacles? Is the owner happy with the home and would he/she buy another home from the same builder?</p>
<p>While you are weighing all of the variables, be sure to look for a builder who likes to build the style that you are looking for. If you want a simply stock home, donâ€™t hire a builder of high-end custom homes.Â  And look to see the styles that the builder seems most comfortable with to be sure you have a good fit.</p>
<p>Now, when you interview the builders compare the answers from each one with the responses from the clients that you interviewed during your tours. The master plan calls for changes over a period of 6 to 10 years, mostly affecting Peak 7 and Peak 8. As well as adding new lifts and moving others around, Vailâ€™s master plan adds more ski terrain.</p>
<p>Hundreds of new luxurious <a href="http://www.realestatecolorado.com/listings/index.html">Breckenridge homes</a> will be gracing the slopes in the upper floors of several multi-use complexes. New prime ski-in/ski-out <a title="Chateaux Village at Breckenridge Ski-in/Ski-out" href="http://www.realestatecolorado.com/artman/publish/chateaux_village_at_breckenridge_real_estate.html">real estate in Breckenridge</a>, starting with <a title="Crystal Peak Lodge Ski-in and Ski-out" href="http://www.realestatecolorado.com/artman/publish/crystal_peak_lodge_breckenridge_real_estate.html">Crystal Peak Lodge</a>, will make it easier for skiers to live in style right on the slopes.Â Â Eventually, Peak 7 will add 161 residences and Peak 8 will add 275. <a title="Grand Timber Lodge on Breckenridge Slopes" href="http://www.realestatecolorado.com/artman/publish/timeshares_breckenridge_real_estate.html">Grand Timber Lodge</a>, Gold Point Condominiums, and Grand Lodge on Peak 7 are additional new developments slowly appearing on the slopes of Breckenridge Resort.</p>
<p>In addition to the residential units, several multi-use buildings offer everything a skier could possibly want or need right downstairs on the lower levels. The immense, luxuriant chalet buildings will offer all of the amenities, facilities, services, and high finishes that second-home owners and vacationers are longing for. Buyers who want conference spaces, places for fitness, aquatics, media and games, lobby bars with rock fireplaces, water features, hot tubs, swimming pools, and even an on-site bowling alley will find them all. With convenient restaurants, shops, and ski services, these little communities are great one-stop family retreats.</p>
<p>The ski school at the base of Peak 9 will move to Upper Silverthorne above the old ballet course. An open-carrier, gondola-type lift will transport equipment up the mountain for beginning skiers. The school will be accessible via a new detachable lift with a mid-station where lower-level students can disembark. The resort will replace C chair with a faster detachable six-chair. There has also been talk about a 10,000-square-foot building for the ski school.</p>
<p>The Resort will relocate the Independence SuperChair, placing it within steps of the new Peak 7 base and the new BreckConnect Gondola. Peak 7 will also be making snow. The Rocky Mountain Superchair at the base of Peak 8 will move to a spot where North Star comes into Lower Dukes to encourage upper mountain circulation. Another chair will come out of the north bowls to access Peak 7 form Peak 8. Over time, main base will shift from Peak 7 to Peak 8.Â  County Road 3 will move slightly lower on the slope and transform itself into ski terrain. Somewhere in the Peak 7 mix, the resort plans to put in a new ski school, midway unloading station, and restaurant.</p>
<p>The 400 acres on Peak 6â€”double the size of Peaks 7 and 10â€”will feature some wonderful intermediate skiing above the timberline to accommodate visiting intermediate skiers. However, Peak 6 also offers extreme skiing options, among North Americaâ€™s finest.</p>
<p>All of the properties mentioned are a hop, skip, and a jump from downtownâ€™s restaurants, clubs, theater, galleries, boutiques, and friendly camaraderie.Â  The free shuttle stops nearby ready to whisk recreationists and their gear to any of the major resorts in the area.</p>
